 The Association of Residential Letting Agents reports a rise in rents throughout the UK this year, with the Central London seeing the greatest increase overall. In July England and Wales has seen a 1.9% increase in rents from the previous month, 4.6% higher than last July, with the average monthly rent rising to a record £930.

In Greenwich, a one bedroom flat will now set you back approx. £1000 a month, rising to over £2.5k if you’re looking to rent a house. Outside of London, the West Midlands saw the largest rent increase but the North of England still remains the cheapest if you’re looking to rent – despite this, you’re still looking at an average rent of £660 a month for a property in Liverpool.

Despite these increases, renting has not increased as much as purchase prices so renting still remains cheaper than buying!
There are obvious advantages to landlords affected by this rental boom – greater profits mean that landlords are likely to hold on to properties for longer because who wants to look a gift horse in the mouth? However, some have argued that this does have an adverse effect on the property market as it means less available rental properties but the increase in new build properties for rent and the Government’s push on the buy-to-let scheme should ensure that everyone’s a winner!

Here in Manchester, rents have also risen but compared with other major cities in the North, Manchester continues to be a very desirable place to settle, with an average rent of £560 per month. At Genesis Estates, our average rent for a 2 bedroom property is £495 – very affordable!
